Client Meeting

Establishment of Design Brief, or list of client “wants & needs”, their construction budget, features to include in the building, site area and description,any particular Council requirements, timeframe for documentation and construction any other things the designer should know

Fee Proposal for design and documentation (sent to client within 1 week of initial meeting)

Client reviews and signs the fee proposal and returns it to F3 Design with deposit

Job programmed into F3 Design work programme

Relevant council requirements and Building Code of Australia specifications researched and noted

Existing building site measured (mainly for additions)

Soil test report requested from geotechnical consultant (client approves their fees before proceeding)

 

Contour survey requested from registered surveyor (client approves their fees before proceeding)

Schematic design commenced

Schematic design presented to client at client meeting or by post / email

Progress account sent to client

Schematic design discussed and notes taken on changes required by client, including any concerns about exceeding budget

Design development drawings commenced

Design development drawings presented to client at client meeting or by post / email

Design development drawings discussed and notes taken on changes required by client, including any concerns about exceeding budget

Design development drawings amended

Design development drawings sent to Consultants (engineers, landscape architects, town planning consultants, building certifiers, etc for their fee proposals for their documentation

Revised design development drawings completed and discussed with client

Design drawings sent to builder or Quantity surveyor for budget cost estimate

Progress account sent to client

Consultants fee proposals presented to client for approval

 

Consultants formally engaged, architectural drawings sent to consultants hard copies and digitally

Council building department of Private Building Certifier consulted on building approval matters

Working Drawings for Building Application commenced

Meetings with consultants during working drawing stage

Architectural working drawings completed, consultants drawings completed, all documents compiled for Building Application

Progress account sent to client

Documents presented to building certifiers or Council Building Department for fee quotation

Building Application forms filled out and presented to client for signing and payment
of relevant application fees

All documents (drawings, reports, forms) copied (up to 6 copies required) and presented to Building Certifier for building assessment

 

Documentation continues with additional details added for construction drawings suitable for builders quotes and building contract

Consultants documentation continues to stage suitable for building contract

Building Approval received or Building Certifier / Council issues Request for further information to allow them to process building application

Architectural documentation (including specification and schedule of finishes if required) completed

Architectural and consultants documentation completed and compiled for calling of quotes / tenders from registered builders

Progress account sent to client

Amendments made to drawings if builders quotes exceed clients budget and reductions have to be made

Revised drawings sent to selected builder for revised quote

Progress account sent to client

This usually finishes architects involvement, as Client and builder sign building contract and proceed with Construction phase of project

However……….

 

On some larger projects, architect’s supervision will be required during the construction phase, which will be the quoted under a separate fee proposal. This may involve regular weekly inspections, meetings and reports or occasional inspections for quality control

This can be charged out either as a percentage of the construction cost or an hourly fee for the time taken by the architect to inspect the building works and report to the client and builder

Client invites architect to celebrate completion of new building, which usually involves food and wine and considerable praise for the architectural services!!!
